Meth labs in Canada can be nightmare for average home owner or Real Estate Investor. One of the most increasingly common used drugs in today’s society is Methamphetamine. Meth is a very powerful illegal drug. This drug not only has its downfalls while using it, but also when producing this sort of drug. There are many different forms of this drug, such as crystal meth, crank and lith. These drugs are used by snorting, smoking, and inserting needles.

There are roughly 52,000 meth users and 270,000 ecstasy users in Canada. Using a random sample of nearly 13,000 Canadians age 15 and older in 2009, the Canadian Alcohol and Drug Use Monitoring Survey found past year prevalence rates of 0.1% for methamphetamine, 0.4% for “speed” and 0.9% for ecstasy (CADUMS 2009).

Every year, homes are sold to unsuspected buyers without having an idea that the house they are purchasing was formally a meth labs. The police discover thousands of meth labs each year. In some cities, there are no rules or regulations for sellers to disclose the history of the property. Thousands of meth users do not check if the house is contaminated before selling it.

There are some ways to ensure that a meth labs was not previously being produced in your home. Buyers may check out the property’s deed with the clerk at the county’s office as it might be registered or they can go to a local police station to inquire about the house.

Many other ways to discover if a meth labs exists are by noticing a nasty smell like a cat’s urine or powerful chemicals scents. Meth lab properties tend to have their windows covered at all times or no windows at all with frequent visitors at during the night or irregular hours of the day. Meth lab equipment is very dangerous. Meth users will have high quantity of garbage. While inspecting these houses, you may come across rubber gloves, dusk masks, propane tanks, and certain substances like paint, drain cleaners, acid and iodine.

Although, if no signs are visible, it is possible to detect meth labs by purchasing meth labs kits for $55. If these tests are positive, the buyer can decide to get professional meth labs detection for about $600. Cleaning these properties may cost about $10, 000.

Meth users tend to have disordered lives. They leave in privacy and tend not to communicate with the community. The properties are left abandoned and in a mess and they lose their homes to foreclosure, which are resold for cut-price.

In Canada, the number of Meth labs seized increased by 925% from 1993 – 2003. The CBC news reports that Toronto taxpayers will pay for meth lab cleanups. A duplex was raided by the police in Toronto, on Woburn Avenue.  This property was rented with the tenants producing meth.

The production of meth labs caused an environmental and structural damage, which involves an extensive cleanup.

In the mean time, the Real Estate Board is asking the Ontario government to help inform future owners if certain properties have related histories. In Toronto, Realtors are compelled to disclose information about the property they are selling, but in many cases they are unaware of the history themselves.

The province currently has no database that can detect the history of a property or tell us if there was a meth lab or a grow-op. This seems to be a major problem which needs a solution quickly.

The Teranet-National Bank House Price Index, released Wednesday, indicated Calgary prices in June fell by 2.7 per cent compared with June 2010. However, on a monthly basis, Calgary prices rose 1.6 per cent from May.

“The Calgary index is still 10.9 per cent off the all-time high of August 2007 and 3.1 per cent off the pre-correction peak of August 2010,” said the report.

The index is estimated by tracking observed or registered home prices over time using data collected from public land registries. All dwellings that have been sold at least twice are considered in the calculation of the index.

Year-over-year price increases were noted for Halifax (4.4 per cent), Montreal (5.9 per cent), Ottawa (4.6 per cent), Toronto (4.2 per cent) and Vancouver (7.2 per cent). The national index rose by 4.5 per cent on an annual basis.

The Eviction process by sheriff in Ontario can be quite complicated when you have no idea. How the system works. Eviction process by sheriff in Ontario protects both the landlords as well as tenants.

Being a Canadian Real Estate investor, you will, in certain circumstances, have no choice but go through the system.If an eviction order is been issued by the Landlord and Tenant Board against you, you must do something about it right away if you do not want to move. What you have to do depends on if there was a hearing or not.

If there was a hearing but you were not there The Board may have made the eviction order because the Board member at the hearing agreed with your landlord or because you missed the hearing. By asking the Board to review the decision or by filing an appeal in court

If you did not show up the hearing and want to ask the Board to review the decision, see the Tenant Duty Counsel Program.

You might also be able to stop it by paying everything you owe plus your landlord’s legal expenses if the eviction is based on you owing rent. But you must act as quickly as possible and you must follow exactly the right steps. So it is best to get more detailed information or legal help first. Before that date to make the order “void” the order will let you know the date it will become enforceable and the total amount you have to make the payment If you can pay that amount before that date, see the Tenant Duty Counsel Program. If you cannot pay the full amount before that date, or if that date has already passed, see the Tenant Duty Counsel Program.

If there was no hearing Without holding a hearing, in some situations,the Board can make an eviction order. This is sometimes called an “ex parte” order. Your landlord is allowed to apply for an ex parte order, without giving you any notices, if your landlord claims that:

you and your landlord agreed that you would move out,
you gave your landlord a notice saying you would move out, or
you have not followed a Board order or mediated agreement related to an earlier eviction application, and that order or agreement says that your landlord can do this.

You might not find out about it if your landlord applies for an ex parte order until the Board sends you a copy of the order. To try to stop the eviction you will then have take action immediately. You must file a Motion to Set Aside an Ex Parte Order with the Board as soon as possible. However, you must do this within 10 days after the date of the order to be safer. Enforcing an eviction order by Sheriff in Ontario

If the eviction order is not stopped, the Sheriff is the official who is in charge of enforcing or carrying out the order. Under the Sheriff allowance, the lock will be changed by the landlord if you have not moved out by the date the eviction order says you must move. Not your landlord, a private bailiff, or a security guard but only the Sheriff by law can physically evict you or lock you out.

Protecting the belongings of the tenants

If you are evicted by the Sheriff, you have only 72 hours (3 full days) to take your belongings. This rule applies even over a weekend or a holiday. Your landlord must keep your things in or near your place, and must let you get them any time between 8 a.m. and 8p.m during this period of time. It is against the law for your landlord not to do this. You and your landlord can agree to different rules about this. This agreement should be written down. After an eviction, tenants are given more than 72 hours to get their things by some non-profit landlords. Check your lease or ask what your landlord’s rule is for this if you live in non-profit housing.

Nevertheless, if you move out after the Board makes an eviction order but before the Sheriff comes to change the locks,the law is not clear about whether you have 72 hours to get your things out of your place. So try to take everything with you right away when you move.

Due to uncertainty of the mortgage rates, Canadians are on the fence about where interest rates are heading, you may want to consider a hybrid mortgage, one of the latest products offered by the major Banks and other financial institutions that can help you hedge your interest rate bets.

Hybrid mortgages Canada is a mortgage with multiple terms. Hybrid mortgages are a new solution to this old dilemma. At least that is the theory. As with anything financial, it all depends on market forces that are beyond your control.. In the case of hybrid mortgages, your interest rate payments fluctuate, so you need to be able to weather some stormy waters before signing up.

Hybrid mortgages Canada works as follows. You split your mortgage into two portions – often 50/50, but not always. One portion is fixed, i.e. locked in like a typical 5-year fixed mortgage. The other portion is variable, giving you half your mortgage at a lower interest rate. The concept is similar to dollar-cost averaging, where you buy a little bit of an investment each month, paying more some months and less others, with the result that the total cost of the investment averages out to less than it would be if you simply bought it in a lump sum

These terms may be part fixed and part variable, and/or part long-term and part short-term.

Hybrid mortgages Canada works

For example, a hybrid mortgage might be contain the following:
30% in a 3-year fixed rate
30% in a 5-year variable rate
40% in a 1-year fixed rate

Of course, payments on the variable portion are subject to change according to fluctuations in the prime rate, and that is where the benefit of the hybrid takes effect. When interest rates go up, the fixed portion of your mortgage stays the same, so you experience less of an impact.

If interest rates go down, the variable portion costs less, making up for the higher costs on the fixed side. In uncertain times, the hybrid can make sense.
